Located at 315 West 70th Street in Manhattan, this 1962 cooperative is the only New York City apartment building designed by Morris Lapidus, famed for his extravagant hotel designs in Miami Beach and elsewhere. BFA was engaged to renovate the 2,200 sf lobby to add certain amenities, such as a larger package room—a necessity in the age of online shopping—an ADA ramp, accessible mailroom, and new lighting and air conditioning. In the process, BFA seeks to restore the space’s midcentury glamour. The lobby had been altered twice since the building first opened, obliterating all but the dramatic green marble walls at the ends of the long space. No photographs of the original lobby survive, but BFA was able to locate original architectural drawings, which informed the firm’s design and selection of materials, including marbleized porcelain sheet and terrazzo flooring in the original diamond-shaped pattern.
